How do I know if my ceiling tiles need to be cleaned?

Ceiling and Wall CleaningA quick inspection of your ceiling can reveal a lot. Are there water stains? Is the tile yellowish compared to a new tile? Is there a possibility that the odors from cooking or other activities have become trapped in the porous tile? Does the tile surface feel sticky or a bit oily? If the answer to these questions is yes, then having a commercial cleaning company that is trained in this type of cleaning do an inspection, is a good idea.

How often should they be cleaned?

The first question from Compass Cleaning Solutions would be, when was the last time your tiles were cleaned? Most of the time when asked that question the answer is, never. Our rule of thumb is that if your tiles have not been cleaned in at least 6 months, they probably need it.

But a question I might ask first is, what type of space are we talking about, because a general office space is much less likely to need ceiling tiles cleaned than a restaurant or private club or a bakery. If an area is exposed to smoke and grease from ovens or flat tops, or in the case of private clubs, cigar and cigarette smoke, the walls and ceiling tiles in your restaurant should be cleaned at minimum once every three months. On the other hand an office may have water stains from leaking roofs or HVAC equipment. In these situations cleaning can be done on an as needed basis.

Ultimately how often your ceilings are cleaned will depend on the acceptable aesthetic look, safety requirements, and the amount of smoke and grease, as well dust and other contaminants, are found in your building.

The following standards are a good place to start.
  • Restaurants, Bakeries – every 90 days
  • General Office Space – once every 12-18 months
  • Water damage – immediately or as soon as possible

What are the benefits of having my ceiling tiles cleaned?

As we mentioned earlier, smoke and grease can discolor tiles and make them look dirty. This can reduce the effective light in an area. By cleaning the tiles the ambient light level increases which makes for a more pleasant work environment. Well-lit work environments have proven to add significantly to increased productivity.

But there are other issues that need to be addressed as well. Restaurants and bakeries, or any area where food is being prepared, have to consider the health issues as well. Health departments have certain minimum standards of cleanliness and will close any kitchen that falls below those standards. Ceiling tiles and vinyl walls are particular targets because the oils, greases and organic matter from the cooking process are great breeding grounds for bacteria. Consider the costs of fines and closure if the walls and ceilings do not pass inspection.

Keeping these surfaces clean and free of bacteria will score points with the health department, but cleaning your tiles has another economic benefit as well. Not only is cleaning the tiles and walls less expensive than replacing them, there can also be lost productivity when having to shut down an operation while tiles are replaced. That is a double shot to your bottom line.

What if I just paint my ceiling tiles?

Generally painting ceiling tiles is not a good idea. When tiles are manufactured they are 'painted' or 'colored' with a fire retardant material to reduce fire hazards. When you paint over the tiles you have effectively removed the retardant capabilities and actually created a fire hazard. Many manufacturers offer multiple colors in their tiles or look for paint that will meet fire code standards.

Additionally, painting your ceiling without cleaning them first will not give you a great result, because the paint will not adhere to the tile. If painting your tile is the only option you should have your tiles cleaned first and then painted, the result will be no money lost and a better result. Keep in mind however that you still need to find a non-flammable fire retardant coating to protect the interior of your building from a potential fire hazard.

Can you clean water stains from HVAC or roof leaks?

Water stains are especially annoying. They not only look ugly, but they imply a poor level of maintenance and care for your building. This can lead to lost customers and lost revenue as well as an unwanted reputation. Ask yourself what is the cost of losing one customer due to a water stain on your ceiling worth to you. Keep in mind those same customers will most likely tell others as well, so add them into the cost for good measure. Quickly cleaning ceiling stains can save you significant revenue loss.

Cleaning most water stains is quick and cost effective. Replacing an entire ceiling tile because of one 6 inch stain is not the best option and can be costly. Stains like this can be handled separately or in conjunction with the normal ceiling cleaning service. In either case removing the stain quickly is important to your bottom line.

Is my kitchen equipment or computer equipment at risk during the cleaning?

This is a big concern in areas where food prep is an ongoing process. Our first step is to move as much equipment as possible and then cover the equipment with plastic to prevent any product from landing on surfaces where food could come into contact with the equipment surface. Not only is care taken to cover all fixtures and equipment before service, but the same care is taken when removing the plastic covering to insure that nothing is contaminated at the end of the process.
